Handyman & Repairs

The small jobs that make a big difference — and the ones most contractors won't take. I bring 20+ years of construction experience and a fully equipped truck and trailer to repairs, fixtures, carpentry, painting, and the odd jobs that pile up around a home. For licensed trade work (electrical, plumbing, HVAC, roofing) and larger remodel projects, I'll refer you to licensed contractors or coordinate with them on your behalf.

What this includes:

  • Fixture replacement, minor carpentry, and small repairs
  • Interior and exterior painting and touch-ups
  • Door, lock, and hardware adjustments
  • Furnace filter changes, smoke detector batteries, and basic seasonal upkeep
  • Hauling and debris removal
  • Smart home setup — video doorbells, smart thermostats, smart smoke detectors

HCSS handyman work is limited to projects under $40,000 in keeping with NC general contractor licensing requirements. HCSS does not perform plumbing, electrical, HVAC, roofing replacement, large tree removal, or pesticide application — for those, I will refer you to appropriate licensed contractors.

Home Maintenance & Seasonal Services

Keeping a High Country property in good shape is a year-round job — and the mountain seasons are hard on a home. I handle the recurring outdoor and seasonal upkeep so your property stays maintained without you having to chase down a different crew for every task.

What this includes:

  • Seasonal yard cleanup, leaf removal, mulching, basic landscaping
  • Tree and shrub trimming (small to medium scale)
  • Gutter cleaning and downspout maintenance
  • Pressure washing of decks, walkways, and exteriors
  • Snow and ice removal from walkways and steps
  • Christmas light installation and removal
  • Pre-storm preparation and post-storm property assessment

HCSS does not perform large tree removal, pesticide application, plumbing, electrical, HVAC, or roofing replacement — for those, I will refer you to appropriate licensed contractors.

Aging-in-Place Remodeling & Modifications

Bathroom conversions, stairway and entry work, and the accessibility modifications that let people stay in their homes longer — done by the same person who plans them. Most modification work starts with a home assessment (see below), then I install the recommended work myself.

Common modifications I install:

  • Bathroom aging-in-place conversions — walk-in showers, comfort-height fixtures, accessible layouts
  • Grab bars in bathrooms and hallways
  • Handrails on steps and stairs
  • Entry ramps and threshold modifications
  • Additional lighting fixtures and night lights
  • Anti-slip surface products, treads, and lever-style door hardware

HCSS handles modification projects under $40,000 in keeping with NC general contractor licensing thresholds. For electrical, plumbing, HVAC, structural work, and larger remodels, HCSS refers clients to appropriately licensed contractors.

Home Assessments

A non-invasive, CAPS-certified visual walk-through of the home — interior and exterior — identifying observable accessibility barriers and opportunities to make the home safer and easier to live in. You get a written report of recommendations you can act on however you like. Available as a standalone service, or as the first step toward modification work.

What I look at:

  • Interior — bathroom, bedroom, kitchen, flooring, hallways, stairways, doorways, lighting placement
  • Exterior — walkways, entry, steps, path from car to door, winter hazard areas, outdoor lighting
  • How you currently use the space and what's becoming harder over time
  • Where modifications, equipment, or layout changes could help you stay independent longer

HCSS home assessments are not home inspections as defined under NC General Statutes Chapter 143, Article 9F. HCSS does not evaluate the condition, code-compliance, or functional integrity of any building system, including heating, cooling, plumbing, electrical, structural, foundation, roof, or masonry. Clients requiring evaluation of building systems must engage a licensed North Carolina Home Inspector or appropriate licensed contractor.

Property Watch & Caretaking

Local boots on the ground for owners who can't be here. I make scheduled visits to your High Country property, walk the interior and exterior, send you a photo report after each visit, and flag anything that needs attention. For second homes, seasonal residences, and short-term rental properties, I also handle the physical, task-based work that keeps a property guest-ready and well-maintained between stays.

What I check on each visit:

  • HVAC running properly, no obvious leaks or moisture
  • No signs of pest activity or unauthorized entry
  • Exterior intact, no visible storm damage
  • Mail and packages collected
  • Driveway and walkway clear
  • Photo documentation of conditions sent to owner after each visit

For rental & seasonal properties:

  • Between-guest turnover — readiness checks, light cleanup, and restocking of owner-supplied items
  • On-site point of contact for owner-directed maintenance and repairs
  • Storm response and winter readiness
  • Coordination and supervision of licensed trades on the owner's behalf

Visit frequency options:

HCSS Property Watch is a property monitoring and physical caretaking service, not a security service or a property management brokerage. HCSS does not advertise or list properties, set rental rates, handle bookings, communicate with guests as the owner's agent, screen tenants, or collect rent. HCSS does not provide alarm response, emergency repairs, or 24/7 monitoring. In the event of significant damage or active emergencies, the owner is contacted to coordinate appropriate licensed contractors or emergency services.

Already moved into your High Country home and planning for the long term? HCSS provides a CAPS-certified aging-in-place planning visit to identify modifications and adaptations that will help you stay independently in your new home as your needs change over time.

This service is for homeowners after closing — it is not a home inspection, is not a building condition evaluation, and is not intended to inform a purchase decision. For pre-purchase building inspection, please hire a licensed North Carolina Home Inspector. For evaluation of structural, electrical, plumbing, HVAC, roof, or foundation systems, please consult appropriate licensed contractors. HCSS aging-in-place planning visits are not home inspections as defined under NC General Statutes Chapter 143, Article 9F.

All HCSS services are personally performed by Martin Toth. Services are non-medical and non-clinical, and do not include hands-on personal care, skilled nursing, medication administration, or evaluation of building systems for code compliance or condition.
